As a Construction Manager at Risk, we are fully accountable to our clients for the on-schedule, on-budget performance of our subcontractor team. We provide a comprehensive range of services for office fit out, build out, commercial construction and partitions to assist clients from the programming phase to the post-construction phase. R-Factor
We have developed a system for helping corporate clients clarify and quantify their current and future office space needs, make the right working environment. It’s called the R-Factor or Requirements (needs) Factor- and every business has one when it comes to its office space. Through our comprehensive R-Factor analysis, we can help clients make the right decisions, saving them both time and money.
Estimating
We take a unique approach to the pre-construction effort by bringing the entire team together, including the project executive, project manager, estimator, and superintendent. Our attitude and approach to pre-construction helps to ensure a seamless transaction from schematic estimating straight through to construction. Having the entire team on board early also helps to identify key exposures that could potentially lead to time and money risks. Our estimators are skilled in performing value design systems that enable clients to make smart, informed decisions.
Occupied Construction
We are particularly skilled in the area of occupied construction. With occupied construction, we understand that our client’s goal is to absolutely minimize the impact of construction on its employees. We can develop extensive phasing plans that might utilize swing space and off-hours work to accommodate the client’s daily business and minimize impact on their employees productivity. We also can create and distribute internal signage to communicate construction activities to employees. To eliminate all office fit out environmental hazards to the employees such as dust, fumes and noise, we often employ a number of steps to mitigate the impact of construction, including creating negative air pressure within the renovated work areas to control dust and installing temporary barricades to control noise and dust, and to provide general protection for employees.
Schedule Control
Whether the project requires a fast-track 4-week schedule or a phased, three-month schedule, we understand that Schedule Control is critical to the success of any project. We typically develop a Master Project Schedule that illustrates decision deadlines along with all milestones. We also develop Three-Week Look-Ahead Schedules to ensure all trades understand their weekly deadlines and the interrelationship between the scope of the work and the other trades.
Project Services Division
Prior to the completion of any project, we send in a crew from our Project Services Division to audit the progress of the project and identify any potential “red flag” items that could impede the seamless turnover of the fit out. This internal preliminary job site audit is followed up with review to monitor the status of any items discovered. Additionally, the entire team is given a progress report on priority items that need to be resolved prior to the final competition date. As the turnover date approaches, the entire project team meets to conduct a “Pre-Hit List Review” to ensure that the hit-list is all-inclusive and as short as possible.
